Why Ageing Lift Systems Are Becoming a Growing Challenge for UK Building Managers
A lift doesn’t suddenly become unsuitable just because it reaches a certain age. Many older lifts remain in regular service for years, provided they are maintained correctly and replacement components remain available.
The difficulty for building managers comes when an older lift begins requiring more attention. Breakdowns become more frequent, particular components become difficult to source and repairs that were once straightforward can take longer to complete.
At that point, managing the lift becomes less about dealing with individual faults and more about understanding the equipment’s overall condition and planning what needs to happen next.
Age Alone Does Not Determine the Condition of a Lift
Two lifts installed at roughly the same time can be in very different condition.
Usage is an obvious factor. A passenger lift completing a high number of journeys each day will experience different levels of wear from a lightly used lift in a smaller building. The operating environment, previous maintenance, earlier repairs and any components that have already been upgraded will also affect its condition.
That is why decisions about older lifts should be based on the equipment itself, not its installation date alone.
A properly maintained older lift may continue to provide reliable service. Conversely, a newer lift with a poor maintenance history or particularly demanding usage may require significant work much sooner.
Obsolete Components Can Change the Situation
One of the more difficult problems with ageing lift equipment is component obsolescence.
Manufacturers eventually discontinue older control systems, drives, door equipment and electronic components. When this happens, obtaining a direct replacement can become difficult or, in some cases, impossible.
An engineer may still be able to repair an existing component or identify a suitable alternative, but this cannot always be relied upon indefinitely.
Obsolescence also affects downtime. A fault that could previously have been resolved with an available replacement part may take considerably longer if a component must be repaired, sourced from specialist stock, or replaced with a newer system.
For a building that depends heavily on its lift, parts availability therefore becomes an important part of long-term maintenance planning.
Repeated Breakdowns Need to Be Looked at Together
Individual faults are inevitable during a lift’s working life. Repeated faults are different.
If engineers regularly attend the same lift for door problems, control faults, levelling issues, or failures involving ageing components, review the breakdown history as a whole.
Repairing each problem as it occurs can make it difficult to see whether the lift’s overall reliability is deteriorating.
Maintenance and call-out records can help identify patterns. They can also show whether expenditure is becoming concentrated around a particular part of the lift.
This does not automatically mean that the lift needs replacing. It may indicate that a particular system is approaching the point where upgrading it would provide a more practical solution than continuing with repeated repairs.
Maintenance Becomes More Important as Equipment Ages
Older lifts often need closer attention because wear, component condition, and parts availability can change more quickly than on newer equipment.
A suitable maintenance programme gives engineers an opportunity to monitor these changes and identify developing problems before they result in a breakdown.
Maintenance frequency should reflect the lift itself. Its age, condition, usage and operating environment all need to be considered rather than applying the same servicing interval to every installation.
For building managers responsible for ageing equipment, properly planned lift maintenance also provides a clearer picture of where future expenditure may be required.
Repair and Modernisation Are Not the Same as Replacement
When an older lift becomes unreliable, complete replacement is not necessarily the next step.
Modernisation lets you upgrade specific parts of an existing lift while retaining other serviceable elements. Depending on the equipment and its condition, this could involve work to the controller, drive, door equipment, communication systems or other components.
The appropriate approach depends on what is causing the problems.
Where most of the lift remains in reasonable condition but one obsolete system is responsible for recurring failures, targeted modernisation may extend the useful life of the installation.
Where problems affect several major systems, or the equipment has deteriorated significantly, a more extensive programme may be needed.
The important point is that the decision should follow an assessment of the lift rather than being based solely on its age.
Building Managers Need Visibility of Future Costs
One of the greatest difficulties with ageing equipment is not necessarily the cost of a single repair. It is the uncertainty about what might be required next.
If recommendations are considered only after a component fails, building managers may find themselves repeatedly requesting unplanned expenditure.
Maintenance reports, breakdown records, and information about component availability can build a more realistic picture of the lift’s condition. Known problems can then be prioritised by urgency, so every repair doesn’t become an unexpected expense.
This is particularly important where a property has several lifts or where expenditure has to be agreed as part of an annual maintenance or capital works budget.
Knowing When to Review the Existing Approach
There is no fixed point at which every older lift should be modernised.
A review becomes worthwhile when the evidence starts to change. Increasing breakdown frequency, recurring faults, difficulty obtaining components and rising repair expenditure are all reasons to look more closely at the existing approach.
Downtime also matters. A lift may still be repairable, but repeated periods out of service can create significant problems in buildings where occupants depend on it for access.
Looking at reliability, condition and parts availability together allows building managers to decide whether continued repair remains sensible or whether planned modernisation would provide a better long-term solution.
Planning Before a Major Failure
Ageing lifts are easier to manage when decisions are made before a major component fails.
Understanding which systems are becoming obsolete, monitoring recurring faults and reviewing maintenance history gives building managers time to consider the available options.
It also allows larger works to be budgeted and scheduled around building operations rather than arranged urgently after a breakdown.
Older equipment does not automatically need replacing. But as a lift ages, treating every fault in isolation becomes increasingly difficult. A clear understanding of its condition, reliability, and component availability provides a much better basis for deciding how to maintain it over the years ahead.
